PURCHASING A PROPERTY

Our highly experienced team will deal with all aspects of the sale or purchase of your property and will be delighted to guide you through any difficulties which may arise, simply and effectively. The key principle under which we operate is to try to make the whole experience of selling or buying a property as straightforward, enjoyable and worry free as possible.
Our property team will use their skill and expertise to overcome any difficulties and to guide you safetly through the transaction from start to finish.
In relation to your purchase, we will carry out the following on your behalf;
- Receive contract papers.
- Investigate the title.
- Submit searches.
- Report to you on the contract, mortgage and lease (if applicable).
- Exchange contracts.
- Prepare the Transfer Deed for approval by your sellers Conveyancer.
- Prepare the Mortgage Deed and Stamp Duty Land Tax Return Form (SDLT).
- On completion of your purchase, we will deal with the submission of SDLT and registration formalities and revert to you once these have been completed.
Please note that an additional fee may be charged for items not covered above.
Additional supplements:
Leasehold property - £100 - £175 plus VAT
Unregistered property - £75 plus VAT
Declaration of Trust - £100 - £200 plus VAT
Bank transfer fee - £35 plus VAT
Anti money-laundering check - £10 plus VAT
Submission of Stamp Duty Form - £40 plus VAT
