We can advise on your choice of estate agent or surveyor. We can also assist in the preparation of sellers’ Home Information Packs (HIPs).
As of 1 August 2007 (for 4 bedroomed properties ) and from September 2007 for 3 bedroom properties Sellers are obliged to produce these packs, which must be available in electronic format, and are seen by the government as a key step in the transition to full electronic conveyancing.
The HIP pack must include a summary of the terms of the sale, information about the title of the property, up-to-date local and water searches, and an Energy Performance Certificate.
For leasehold property, information about service charges, rent, insurance of the property, and a copy of the lease must also be supplied.

We can assist you in the production of HIP packs as we have online access to search providers and to the Land Registry. When you decide to sell your property please contact us so we can assist in the preparation of the information you will need to have ready when the property is marketed.
The average cost of a HIP pack is about £300-500 – possibly more in the case of leasehold property where significantly more information is needed. Our fees for the production of a HIP are currently £75.00 plus vat (in addition to the cost of the searches and other papers required to be included in the pack)
